House Rules

Unfortunately, we’ve been doing this long enough to know that some of our guests don’t exercise proper consideration when staying at one of our properties. While most of these rules seem like no-brainers, it is for our best interests and the interests of our future guests that we include these rules in our listings to protect us and you from those rare instances. We ask that all guests comply with our house rules to avoid potential fines and/or evictions from the community compliance officers and/or the local authorities.

We require that the overnight guest count match the submitted count on the reservation record. We do NOT charge based on head count, but we do have a maximum capacity. Violations will incur a $25 per/person, per/night fee and if the guest count exceeds the maximum occupancy of the listing, guests may face eviction from the premises without refund.

No parties, events or gatherings are allowed without the granted permission from the owner.

No smoking of any kind is allowed in the unit or on the decks/patios/balconies. Violators will incur a minimum of a $500 fine.

Please observe any posted quiet hours as well as take into account basic consideration for the other buildings and units in the complex. For the sake of our neighbors, we ask that you observe quiet hours from 10pm – 8am unless more strict policies exist within the community.

Do not lean or sit on any deck railings and please pay careful attention to small children in these areas. Owners will not be liable for any claims related to slips, trips, or falls from/on the decks, porches, or balconies.

While we are located in a safe community, we will not be liable for theft of any kind. Lock your car doors and lock the doors to the property at night and when you are out enjoying the area.

Please refrain from moving furniture around. Any damage or repairs incurred from moving furniture will be billed to the guest plus an additional 50% markup.

Do not flush wet wipes or feminine hygiene products down the toilet. This can cause complex-wide issues to our community grinding pumps.

We will not offer refunds for any utility outages (water, electric, gas, etc…) that occur during your stay.

We encourage you to plan well in advance for any potential inclement weather conditions. Because this unit is on the top floor, we would recommend finding a place on the ground floor of one of the community buildings. If a community building is unavailable, we recommend that you have a backup plan in place that may include a nearby public building.

Please do not enter the supply/owner's closet. Should you run out of supplies, please let us know.

There will be zero tolerance for commercial video, photography, or music production within our unit.

Any additional cleaning charges will be billed directly to our guests. Examples that we’ve incurred in the past include, but are not limited to:
-Painting, pen, or markers on the walls or furniture.
-Fingernail polish on furniture or rugs
-Soiled linens from urine, blood, etc..

The space
A stay at our renovated condo provides complimentary access to all Pointe Royale Resort amenities, including: outdoor pool, year round heated indoor pool, hot tub, tennis/basketball courts, discounted golf rates, restaurant and banquet hall, playground, Lake Taneycomo shoreline access for world class trout fishing, walking paths on the beautifully maintained grounds, and more! This is a well-kept, safe community with a 24/7 gatehouse.

We know how important it is to provide a safe, clean, and comfortable place to unwind during a fun-filled vacation. It's our mission to ensure high standards for cleanliness at each and every turnover and provide our guests with everything they need to feel at home, with a focus on those items that make a difference, like comfortable mattresses, quality towels and linens, and a well stocked kitchen. We pride ourselves on going above and beyond to provide extras that you won’t find at many other vacation rental properties in the area. Being a guest doesn't happen everyday, so when it does it should be a one of a kind experience!

OVERVIEW:
Our place is approximately 1000 square feet, located on the top floor, up a single flight of stairs. We have two bedrooms, plus a pull out queen size sofa sleeper in the living room. We can accommodate up to 6 guests, but recommend the sleeper sofa for children only. Highlights of each space and additional details are listed below. We look forward to hosting you soon!

Our unit is outfitted with YouTube TV which provides live local channels and basic cable channels (ESPN, HGTV, etc..). A small DVD collection is also available.

Pointe Royale is a very safe, securely gated golf community. In addition to the pools, tennis courts, basketball courts, and fitness center, the resort offers access to Lake Taneycomo, a playground, cornhole, outdoor checkers/chess, park-style grills and more.

10-15 minutes to everything that Branson and the lakes have to offer.
